Phased programme
Every phase closes with a signed stage sheet: scope, line-item cost sheet and dates. Demolition starts only after phase 01 is signed, so rework and change orders stay in writing.
Phase 01
Measured drawings of every room, a load check on walls marked for removal, and a scope sheet with inclusions and exclusions listed side by side.
Weeks 1 to 3

Phase 02
Layout options, material board with provenance tags, lighting plan, and the permit pack filed with the district office before any wall comes down.
Weeks 4 to 8

Phase 03
Ordering against the signed cost sheet, weekly site reports with photo dates, and a fixed sequence for electrical, plumbing, plaster and joinery trades.

Phase 04
Two snag walks, touch-up pass, appliance run-through, and a handover folder with warranty papers and care notes for every surface.

Phase 03 draws on the signed line-item cost sheet, with a 7% contingency held outside the estimate and reported weekly. Scope inclusions
Every renovation starts with a scope document: a line-item cost sheet, a date schedule, and a written list of inclusions and exclusions. Nothing is demolished before you sign it.
Each excluded item stays visible in the same document as the inclusions, so the cost conversation stays honest. Contingency is shown as its own line, not folded into the unit rates.
